Dear Unit Owners,

Recently several units are being sold or refinanced within a given month.  That said, we would like to advise all of you of the role Victory Property Management, Inc. plays in this process. It is very important that you share this information with realtors, bankers, closing attorney etc., so they are clear on the expectations as the transaction begins.

Please understand that a 6D certificate cannot be issued until ANY and ALL condo fees and assessments associated with your unit have been paid in full.  Although it is our goal to accommodate each and every owner to the best of our abilities, it is unrealistic and inconsiderate for us to track down a Trustee to have your  6D certificate processed with minimal notice. A 6D Certificate requires verification of funds, notarization, and at times more than one original signature from your Trustees. In addition, there is a $60.00 fee associated with the 6D Certificate that must also be paid prior to issuing the certificate. A sale takes approximately 30 -45 days from the start of the transaction to closing, therefore planning ahead should not be an issue. Please allow 2 weeks prior to closing to have this processed.

Another very common request is a Condo Questionnaire which is required by some lenders. There is a $65.00 fee for this form to be completed.  Often times, these forms are very detailed and require a significant amount of research and effort to complete. Our staff  is happy to provide to complete it on your behalf, however, it is not something that can be turned around in a day or two. Please allow 2 weeks  for the questionnaire to be processed.

Lastly, to assist in your sale, please request budgets, condo fees, etc when you list your property.  If you plan ahead, you will be able to furnish your realtor with this information, and your sale will go smoothly.

As you all know, we are a fully staffed, full service management company. That said, at times we are out of the office on site visits, tending to construction projects, preparing and analyzing budgets, maintaining your buildings and grounds, managing contracts on your behalf,  reviewing estimates etc. We are trying to manage all of these expectations along with assisting you in the sale of your Condominium.  Please let us know if you have any further questions or concerns with respect to this process.
